I reached out to my investment advisor who pointed me to a couple books that opened my mind to the other possibilities.

I will check out J Scotts book.

My guess is they have low level of book keeping sophistication.

It depends on how the transaction is structured, and the history of the title and timing. 

It usually sinks in a lot more when I experience it versus just hearing it in a book or podcast.

Then you can read a more in-depth book like The Book On Rental Property Investing by Brandon Turner or The Unofficial Guide to Real Estate Investing by Spencer Strauss.2.
