After the feeling out period they were good tenants for the next year they stayed.I think that a bird in hand is better than two in the bush unless the bird you're holding is an albatross.Honor all existing agreements and see if they'll honor theirs before running them out of town.

Are you going to limit to dogs/cats/fish/birds, or will you allow exotic animals?

They collect rent and you have to chase them for it, and I think they have a ring of deadbeat tenants that go from one house to the other, and pay a security deposit and nothing more

@Chris Rogers higher interest rates have caused most Class A property purchases to NOT cashflow for an approximate 3-5 years.So, many naive investors are chasing Class B, C & D properties to cashflow, WITHOUT fully understanding the scope of the additional risks involved:(Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

Aaron, let me be blunt and far less diplomatic on this than Chris; Your chasing rainbows. 

No matter who they are or how they come recommended, seems like you're always having to chase people around and triple check their work.   

Still chase people down on their $50 portion but id rather chase them on $50 v $800 for full rent.

Whatever you do, be patient and don't chase!
