Because the owners of Licensing Experts pay ALL CASH, the closing usually occurs 3-6 weeks, which is very fast compared to traditionally financed commercial deals I've seen on Bigger Pockets.The whole thing hinges on their very clever technique of getting existing commercial retail tenants engaged, willing to move into their newly acquired properties who are coming up for a lease renewal or lease expiration, rather than marketing for new commercial tenants - which would take way too long.Licensing Experts is somewhat of a "front" for their Mentorship Platform, as they evidently have many of their own separate entities for which they use to actually purchase and close on their commercial properties assigned by their mentees. 

WE did this for go zone tax bene's  which worked well in those years.but the issue comes that keeping nice bigger new homes in great shape just cost more than little rental dingers.. and in fact as i sold them off I had to do 10 to 20k of cap ex on each one to get full market price.. 

Tip #1 - no such thing as one perfect market There is lots of data on Bigger Pockets and MTR experts that have released rankings of top cities for next year, but remember it's not just about the purchase-- it's also about the operation.

I am working on final details for our first flip and have been trying to find a good template for subcontractors we have hired and cannot find anything on bigger pockets or google.

Best course of action here is to make a WY Umbrella LLC that owns the CA and any future LLCs.2.

@Inderpreet Singh  I use Liberty Mutual for my umbrella and have been very happy with them. 

Hauling it away is the bigger task, but cleaning up after a fire is probably even more work.
