Furthermore, if I look at this from a different perspective, we could assume I pay him a very generous cap rate (for South Bend) at 8% on the adjusted proforma and subtract the cost of rehab (50k) we would end up an offer which is highly unlikely to be accepted of ~110k.I am looking for feedback on a couple things here.Which method would you use to analyze this property?

Two, we have to protect against fraud, and while you may be an upstanding citizen, we won't bend the rules for you, because then we would have to bend them for everyone.Also, if a mortgage company pulls your credit, then within 30 days, any other credit pull identified as mortgage does not give you another hit to your credit score.

My question is, when i am finally comfortable with the buyer list i have created, I will begin to look at some FSBOs in order to be able to position myself to make a strong negotiation. i think that i will gain some confidence by just going out there and throwing some numbers around to see what sellers threshold is as far as how much i can bend them.

tony, it depends on the size, but yes, they are anywhere from 60 to 400 for a large picture window.the thing you have to remember is that the installation is much more expensive when you are replacing the alum/steel windows compared to a vinyl replacement.with vinyl replacement, the wooden frame, the sill, the wood trim inside, and the vinyl trim on the outside are already there....so, you just have to pop out the stop and screw down the new window.with steel/alum window going to vinyl, you need all those things mentioned above. they have to "break" (term used to bend the alum trim) the trim, secure it, caulk it, etc, etc.. so labor and parts are much more.i am going through this right now with the house i am buying.

@Thomas RamagliaDifferent lenders have different requirements that they set into place, some lenders are able to bend on certain requests and deals, and then some are stuck to a fixed criteria and not able to move an inch (Wells Fargo or B of A).
