Hi Im just starting out as a wholesaler I have one deal under my belt. 

But the worst thing that could happen is a rejection, and I would have the experience of making an offer under my belt, which I consider to be a huge win. 

About 75% of net population migration from cold belt states is coming to GA,FL,TX.GA is slated to add about 5 million more people over the next decade or so to the state.

pricing these days for HML is based on experience  No experience pretty expensive  ..so in my mind first few out of the gate I would do this with an equity partner safer and less frustrating than trying to go HML  once you can show a few successful flips under your belt the HML route will be easier and less expensive..

Hello all, I have one rental property under my belt and coming up close on closing on my second property which is a duplex.

I think you are on a right path but you need to rethink things and get some experience under your belt. 

I don’t have any MHP under my belt but I am definitely interested in the space and am learning everything I can.

I'm a new investor (and now agent) with 1 deal under my belt, which is a buy and hold rental. 

I really want to go ahead and get pre approved for an FHA loan in order to buy a house hack, but we are still working on saving capital and due to our budget limitations, I am fearful that in order to get approved we will have to wait until my wife has two years of income under her belt and both of us can be on the loan and we can do our first house hack.
