I'm thrilled to share that I've taken a big step towards my dreams and just purchased my very first Airbnb property in the beautiful town of Blue Ridge, GA! 

I think the sweet spot for new STRs is finding mid-size national attractions that bring in a lot of tourists but haven't been priced out too much at the moment like some of the most famous national ones. 

I've participated in Richard Garcia's free webinars or his spur of the moment Instagram Live, where people can type in questions in the comments and he answers them.

The appraisal indicates the rents will cover 1.1 of the PITI, and the credit is good, with 20% down, solid savings, and a W2 earner (a beautiful lending profile).

It worked beautifully. 

This seems like an impossible task in the Denver market at the moment, but I am looking forward to not living in an AirBnb soon!

I agree, something to 'set apart' seems to be the name of the occupancy game aside from location & views...that "Instagram Moment" - theme/mural/badass outdoor space/something outside of the box/really cool game room...just some ideas. 

There is no appreciation beyond that like you have in real estate, but it is the easy answer to your question at the moment… and inversely related to real estate, so as interest rates go down on savings, real estate affordability will go up by the same measure (more or less).
