It was admittedly somewhat of a frustrating process and I got the impression that lenders purposefully make it challenging to remove and do the bare minimum to meet the federal guidelines for removal (very slow responses to PMI removal inquiries requiring multiple follow ups, incomplete or missing information on the process of removal or borrower rights, calculating LTV incorrectly, etc, etc).

This is because you need to show material participation.

Marking up repairs & maintenance, farming out customer service to people that can barely speak English, charge a lot of junk fees, etc.I'm just not comfortable doing any of that.

If 2 work out you’re probably onto something and can get bigger while barely risking principle…  

If you consistently show up and participate, someone will take notice and may offer to let you tag along to learn.

She's relatively hands off, pretty much doing the bare minimum to make sure her agents aren't doing anything illegal that will come back to bite her, but that's it.

You just barely try to break even while you wait for your chance to exit after the house has doubled in value.
