1 - Don't buy a rental property based on a budget, unless that budget is based on the calculated cash flow and/or profit you can make, as long as the analysis done to arrive at those "calculations" were done with real numbers and not estimates.2 - Don't make any sacrifices on a property you want to turn into a rental if the sacrifice you make will be a sacrifice to the renter.3 - Don't take the attitude of "just getting into the market". 

However, the attitude one encounters from all people reading his work that (thankfully) fades within a few months after is one of extreme-ism and pride. 

From personal development books I read in the past, I knew that a ‘can do’ attitude was needed during times like this and I strongly believed in the old adage ‘if there is a will, there is a way.’

Also the attitudes of the renters are changing, they expect legal protection like in CA.

Pay attention to things such as organization, attitude and how quickly they return your calls.  

They usually get an attitude about a $100 increase. 

Excellent, with that attitude your going to make it, just don’t give and keep pushing!!!

While you are legally correct, attitudes in the court system, and the particular judge, will determine what happens.
