One of them was 1-2 months late paying back principal, but there was a small late fee that was disbursed among investors.Last year I invested in 7 properties over the span of about 5 months. 1 has been paid back. 2 of them appear to be on pace to be paid back on time. 2 look like they're going to be late, but based on reports, it looks like they should be paid back in full.

At the end of the day, all agent commissions (and all other fees for that matter) get taken out of the deal pot, so while it may appear one side is "paying for it", the buyer could get a lower price and the seller could get a higher price, without it.You think you have a deal struck, but in reality you are net at $175k and the seller is at $180k.

Its really going to come down to multiple factors, including your personal situation/strategy but it appears you are definitely thinking about things in exactly the right way.I'd say since it doesn't seem to be an "urgent" need - I'd advise talking to some lenders and since the rate environment is still moving quite a bit, settle on a interest rate / points combo that is "your number" and when market rates move down to that point - have the lender contact you and get ready to go, and just wait until that occurs

@Marcus GriffinTypically as part of a modification the bank will have a “shock package” which includes information and forms to be completed by the borrowerOn those forms there are questions like will they or do they occupy the property, there income, do they plan on keeping th home.This is equivalent to lying on a bank application which is most likely considered fraud Not providing legal advice but this is definitely a very slippery slope you are getting involved in.
