when you owner finance you basically set yourself up an annuity and when it's over, you may have nothing left to show for. of all my mentors, i would say the common denominator of things they wish they did, was keep more of the houses they had rather than sell them.We're about the same age, i'd like to have a conversation if care for it.

Estimating equity values other than principal reduction is speculation, you can't hold that until you sell or refi it which will then change that matrix.The question is more to the present value of an annuity stream on a lower monthly basis or that of lump sums being received over time or a combination of both.

Meaning if you are owed $100,000 - in most places you can bid $100,000 with no money upfront because you are crediting against the loan.Not so in Erie, you need to come up with the $100,000 cash at bid and then the county will send it back to you as the credit.I view seller financing as like hitting the lottery, take the cash not the annuity.
