All though I am still working on licensing & contracts needed to get work performed in the allotted time for each home renovation meets a time line,This will never be perfect I decided in every home remodeled by this organization we are going to have one design for both kitchen & bathroom that the hope will reach a new younger target for market reasons any thought or feedback first time right concept,

I use 15% for maintenance and 8% for operations as numbers that have held pretty close, all though I have spent the last 10 years improving allot of these houses that were neglected from previous landlords so I am predicting that the maintenance budge might tick down slightly.

There are always oddball leaks and repairs that one doesn't notice.About 5K of what I allotted is for the termite treatment.   

If your ratio from balance to allotted credit is under 30% you are good.  

I wouldn't ask for less than a $25,000 minimum investment.If you are raising money in this way, and it's more than 2 or 3 friends or colleagues investing with you, you will need to hire a SEC attorney to draw up your disclosures, PPM and operating agreement for the LLC you'll create for the asset.I know this sounds like allot, and it's why most people start with smaller properties or partner with someone experienced. 

All of the units can use an update to the kitchen and bath - which I have allotted 20k to do - adding value to the property, moving forward.
