Would you focus on booming urban areas, or do you think the suburbs and smaller towns have more potential?

Ocean City is the most popular beach town and is a 3hr drive from Washington D.C.

I'll bite bc I love the STR market conversation - Mammoth Cave in KY, New River Gorge in WV, Hot Springs in AR, Nashville, IN (the town Nashville located in Indiana), and any major college town that you don't hate with a growing population and level 1 trauma center hospital.

How are you handling property management for all of your out of town clients?

I would recommend interviewing a few and coming to town over a weekend to meet with a few agents. 

Seller is from out of town but for some reason she was in town and drove past the property.

Having the right attorney is a big part of the business, but also understanding how violations, town inspections, zoning certs, transfer stamps, PTAX and other "fun" parts of the closing process work are a huge part of what we do as agents. 

Preferably in towns of 100k+ in red states. 

This is particularly impressive given that it’s located in a very small town with only two stoplights.
