The con here is evaluating the sydicator, checking their due diligence and financials are correct and conservative, and then making sure no games are being played. over the past few years, many folks including myself have found themselves victim to overly aggressive syndications where the operators were reckless with investor funds.

By assigning an agreement to someone who then completes the purchase, you have in fact brought that consideration to the table at the time of the transaction.I'm wondering if there was some other intent of that language - such as to prevent a homeowner from being screwed out of their house via some "creative financing" scheme that benefits a 3rd party (e.g. investor) while not providing any (reasonable) compensation to the seller.

Next time you check out Houston, you can take a wide look at Katy, Cypress cause 99% of investors stick to those lower-entry points but take a look at Spring branch, Meyerland, airline heights, montrose, memorial park and don't fall victim to people pushing 3rd/5th ward.Austin has a lot of really good neighborhoods, but none are as great as say River Oaks or Piney Point.

You need to keep track 100% and not give the owner any grief about a PM contract in place that prohibits a different agent from selling the property while you have the PM agreement.I also want to see that you offer compensation to tenant representation in case I have tenants for your properties.
