As others have said above the thing that I think they will be most helpful in is keeping you updated with the changing laws and local ordinances. 

I dug in and it took time, I consulted multiple attorneys very experienced in this field, read the statutes many times, learned some things the hard way unfortunately, but after about 5 years in I got my first property and quit claimed it to the neighbor for 20K, next year similar situation, 18K to another neighbor.
