I have a builder that is constructing 2-4 units in Fort Wayne.

The owner of the unit is getting more revenue and has less risk (less risk of eviction, damages, collections, etc). 

Often the unit looks terrible when you’re showing it and is a waste of time.Most owners expect a property manager to work 24 seven but are only willing to pay them six cents to ten cents on the dollar.

How many units are you looking to obtain? 

Remember, the notion of amassing wealth without investing is a dangerous myth perpetuated by self-proclaimed experts.

Then, check to see what a market-rate rent would be for the units. 

I agree with John, we are seeing renovation costs of $150k- $200k for a basement unit and $250k + for a coach house. 

Average cash flow is $100-200 / unit. + some appreciation!
