a bit tardy in posting a greeting...apologies.i'm keith "sage" ottman, fairly new to re investing, but want to make the switch ultimately from small business owner (specialty coffee shop, raleigh, nc) to full time investor.my interests include finding a deal, and then being able to best identify its higher and better purpose regarding the transaction.

Great for tracking income & expenses but the reports are horrible.MDS - ancient program lolTimberline/Sage - great for constructionXero - reports are bad and tracking income & expense isn't on par with QBO.

While @Joe Villeneuve is an amazing sage of REI, in this case I would disagree on the sale side of thing, but only as a modifier, as i would strongly advise attaining mortgage financing, and then deploy that capital into a good strategic property purchase, namely in the path of progress where rents and market pricing is going strong with a strong future forecast given the high desire and demand, namely in the NW suburbs.
