I am considering moving a mobile home from one lot to another in a mobile home community within the city of Edmonton, AB.

I could potentially purchase one mobile home all cash, but renting out mobile homes is very difficult: high vacancies, low rent, and high HOA costs for utilities. 

I am newer to mobile home park investing and I just put one under contract because I was thinking about purchasing it but the more I do research, it seems like a bad idea.

Heck yeah good mobile home deal!

Another thing to consider when making a website is most traffic these days is all mobile traffic so make sure your site is mobile optimized.

If you are not handy with spreadsheets, find a bookkeeper/accountant and prepare your checkbook/wallet for some serious deflation. 

The property has a laundromat ($24K/yr), mechanic shop ($7200/yr), and 2 mobile homes (owned by the tenants) on a month to month lease ($400/mo).

I personally carry 7 debit cards that represent my 10 properties and it can be frustrating while you're standing in line at Home Depot flipping through your wallet to find the right one. 

It wasn't a mobile home but the lesson still applies. 

So for me its:- Private lending - Syndications - but MF or commercial - I do not have background on underwriting a mobile home park, or self storage etc. thus I tend to stay away from those types of deals.
