These are the guys you want a good long term relationship with.  

Then, when they're ready to move in, they could convert it to a residence and remodel the house to fit their needs.I hope @Dave Foster and others can provide specifics on implementing this approach, especially when it comes to the long tax arm of California.

Know that every long term lender will require a survey and if something comes up on it when you are trying to sell or refi, you could get stuck in hard money without an easy or quick way to get out.Is there a pre-payment penalty?

As long as there is real estate, there will be scammers.

Especially these last few years with interest rates being so low for so long, every decent asset class has seen cap rate compression for several years.
