@David Lewis I'm regularly looking at multi-family listings on MLS and can only find cash flow in tertiary markets - think Lowell, Fitchburg, Springfield, etc.

If there is no agreement signed and this person is just someone listed from the broker's database, I do not believe it is acceptable for the broker to collect a split in addition to the house split.If you are to consider negotiating this additional split, there is a lot to take into account here... what is the % of business that you generate on your own vs. how much your broker contributes?

Only thing better would be initial deposit and then paid in full upon Certificate of Occupancy and punchlist complete.Of course, standard items should also be checked: licensed, insured, willing and able to pull all required permits, reference checks.I would also commonly avoid the cheapest bid you get.
