I'm currently reviewing my first car wash.

In a mobile home park, most of the value is in the underground infrastructure, roads, landscaping, amenities, pools, fencing, pads, utility pedestals, etc, while only a small portion of the value comes from a building, like a clubhouse or laundry facility.

I had given each a laundry room and allowed them to keep all the proceeds.

There are cheaper one’s in D/F areas but I would be careful as those can create a laundry list of additional issues.

Have the landlord handle those pesky maintenance issues, roofing repairs, deluge of water coming from the washing machine on the 3rd floor that just exploded through to the kitchen below (yes, this just happened to me in my home.

Also I pick up the coin op laundry money then on the two buildings that have it.

Medium term rental, 2 bed, 1 bath, kitchen and laundry.

We are purchasing a car wash from the owner.

Maybe natural disaster, such as a flood and the house was washed away?

Everything around is blowing up (has been for a while) but of course, SS units and Car Washes are going up right along with the expansion!
