I moved to the Sarasota area last year, and have been impressed by the REIA meetings here.

@Jared CarpenterPhoenix is a strong market for home sales and the competition has been pretty strong for the last few years now as the markets have recovered greatly from 5-6 years ago.

The last year we've probably seen the best appreciation on homes at $10,000,000 and above. 

I have gutted to the studs the last 5 properties I have bought from tax/foreclosure sales in this county and this one is not far from a full rehab. 

One was given 1 talent, another 2, and the last was given 5.

I purchased my first buy and hold SF rental property last year and turned the property into a student rental as it was very close to a local College.

Last year I started my education on rental income and came across Rent to Retirement.

We agreed on a discounted amount and Blue Metrix stated in mid September that they were shooting for the second week of October to cash us out but even if they had to do it out of cash that it would be no later than the last day of October.

For last three years I had good occupancy, now seeing a slowdown - not sure if it is a market shift or just normalizing from the Pandemic.

I also have a list of all the other local meetups that I'd be happy to share...The super power I've found over the last 5 years or so investing is FOCUS!
