Insurance and a large LTV is probably good enough asset protection for starting out.

In 5 years although I won't be what I call "financially free" I will be what I call "financially flexible" and that's good enough for me. 

I looked in Texas but didn't think the value was good enough to make me move on any - and that includes some off-market properties that brokers sent me. 

A cosigner can be your spouse, your partner, a relative or a friend, provided they have good enough credit to guarantee the loan.
