I would also suggest looking into meetups/join facebook groups to connect with local investors. 

I had the listing on Avail (which I use as a rental manager, and posts to many other popular rental sites), Zillow, and Facebook Marketplace.I already have a Section 8 tenant at Property #1 (which I acquired during the purchase), so I'm not opposed to the program at all, and to be honest, they pay above market rent in my area, so that worked for me.

Then 85254, which is further north and close to the TPC Scottsdale (home of the Phoenix Open) and shopping like Kierland Commons and Scottsdale Quarter.There is also a Facebook group for Scottsdale STR operators, which a few of my clients find helpful.Let me know if I can answer any questions for you.Melanie

Hi Anya, I don't have a property in Mesa but would recommend checking out/posting on Furnished Finder, VRBO and Airbnb (30 + day stays), and Facebook groups to determine pricing and try and find MTR tenants.

Has anyone had any issues or even success with Bryce Bush who has a Facebook group for private and hard money lending with over 65,000 members.
