I am looking into areas outside my native market (southern California, mainly LA), to diversify and enjoy a bit more cash flow (looking into Ohio and finding some good stuff, taking a Cleveland trip soon), BUT I find it crazy when people here point fingers at those of us in this market for taking on deals with lower cap rates in OK but improving areas and considerable rehab and valuable potential.

I had one seller back out at closing, and lots of deals slip through my fingers for various reasons like, "Oh, I sold the house to so-and-so," after I first had it under contract and allowed them to drag their feet.

Everything else that is desired is just mid 200's for the most part and even then everything is put on contract at the snap of a finger. 

The last 2 bills came in high, but my PM found a leak that has been fixed, so I'm crossing fingers that the utility rate will return to normal next month.

Even that comes with headaches like drilling a well, testing it with your fingers crossed, dealing with waste, and paying for a new electric service.

I am fresh out of the military and just relocated to the Rochester, NY area in the Finger Lakes region.
