Besides the bugs and the gators and the subpar education system (sorry, but it's true), it really comes down to we "don't know what we're really buying in terms of exposure to future flooding events". 

@Chet FreemanThe property should be listed with a good Realtor who can give it the most exposure through marketing.

That does not mean that the seller can not accept YOUR offer, but the lenders usually require that the property has exposure in MLS.New Hampshire is a non-judicial state.

Back to exposure for a second...

I'm not a lawyer, but If you are not taking title by assigning your contracts, there doesn't seem to be a whole lot of exposure there.  

This firm has taken an interest in me and I have the opportunity to get my Master's in Tax paid for and a full time offer in a role supporting their Fed Tax practice.However, recently I interviewed with a growing real estate company for a position as a property accountant where I'll get exposure to many different areas. 

I would also post to any public listing site you can to increase your exposure.
