Hello in 2021 my partner and I bought an apartment in FL.The main purpose of the apartment was to invest our money to have it saved for our son to go to college.We have been renting this apartment to a family member who has been paying less than what we pay for mortgage and HOA,so we have been taking money out of pocket to cover expenses and so on.I decided that even thou the purpose of buying it was for college,I’ve had enough taking money out of my pocket to pay the HOA and expenses.My question is if I should sell this apartment or if it would be worthy in the long run to keep it and meanwhile just keep paying the HOA and expenses.Renting it to another person is not an option.

What is the reason you are going to college? 

3,000sqft, 5 (if not 6) bedroom, 4.5 bath, college rental next to Tulane. 

It would be located near a wedding venue, hunting retreat, and about 25 minutes outside of a major university town (e.g. could rent for college football gamedays). 

-I'd rather not go the traditional route with buying just because my W2 isn't exactly the most stable and i'm a full time college student.

Pros for the area:  Location & proximity to Downtown, the Pearl, Brackenridge Park, the Museum Reach, 7 mins to the airport, and walkable to San Antonio Community College. 

I obviously am partial to Indianapolis, but you also look at smaller cities (especially the college towns) - Ft Wayne, Lafayette, Terre Haute, and Bloomington.

I am currently going to college majoring in RE, and right now I am involved in an internship with a big home builder (PulteGroup) where i am learning the role of construction managers, which can help me in the future if i want to BRRRR or fix & flip.

For example, I try to rent to families and try for longer durations with renters that will take care of the place and also might put down roots with kids in school etc.Check crime stats, schools, population trends, big job suppliers, colleges, hospitals.

First thing I did was move in 5 college guys and charge by the person.
