This happens to almost every new rehabber and will quickly chew up ant profit.

It looks like a good oppurtunity but I might be biting off more than I can chew for a first investment.Here a few problems that I having with doing the evaluation:1.

If we were just starting out, I could imagine these properties causing us a lot of headaches, and we'd very likely be in over our heads if we didn't have a good bit of experience.There's no good answer to your question, other than to say, make sure your assumptions are on target, all your deals are good ones and you don't bite off more than you can chew before you know exactly what you're getting into.

I think they bit off more than they can chew and didn't expect rentals to so much work.

No reflection on your abilities to chew what you have bit off, but asking the question, to me, seems to indicate a potential issue.

But people move slow and take time to chew on things.

I also noticed another book by the same title by Robert Reich, so that will be a good read for sure.I think I will chew on these ideas a bit, maybe go back over this thread reply by reply and see how I feel at that point.

Of course I still plan on using other market strategies as needed, I plan on making sure every patient has a chance at walking out the door with a business card in hand :) P.S. the people who are hardcore yardsalers are also mostly of low/low-mid class origin, thus often being the kind who may need a quick exit strategy on a home due to a backfired mortgage/biting off more than they can chew.
