@Dennis Cosgrave thanks for your input, I will be discussing with my wife about managing it.She’s a really clean and quite tenant and treats the place like her own.My question to that would be if we offer to bring her up to market value immediately and install a chair lift for her (especially if it keeps her in there for another 10+ years) and possibly any other future partially handicap tenants to use, would that be a good or bad idea?

I addressed this in a letter to the tenant concerning this unauthorized repair, not made by a licensed contractor, not up to code and worst off not a repair requests because it clears states in my lease like most, all repair requests need to be sent in writing..Im worried about the liability and what to do with this "self made" wheel chair ramp that was put up unauthorized and being held liable from the Town/Zoning, My Insurance company, and also the safety of my tenants..

I've done some on patios by the pool (the wife stayed at least 20 ft. away from me the entire time, and her husband was the go-between, picking up the clipboard for me to pass, signing what he needed to sign, then walking over to her to get her signature.... more time intensive, but it worked), some in parking lots with a card table & lawn chairs, and one on the patio of a multi-million dollar home by the beach.
