I'm somewhat new to the area, so I don't have longstanding relationships, but it doesn't hurt to strong arm them a bit/dangle a carrot.

Ideally, I think the best move would be to ask them to leave within 30 days, offering them some sort of deal to be out by day 29 as a carrot.

did they just quit claim a half built house to you with a construction loan attached which for sure would be a event of default to their senior lender. there is simply no security here they are taking advantage of those with out much or any lending experince and then holding the carrot out there.. for me to do this deal I would want at least 10k return on my 25k.. 

But that is the "stick" approach, and I prefer to use the "carrot."

Then maybe offer some sort of bonus it the house has a contract for sale in the first 30 days, like a gift card to Walmart or a local restaurant  for $250 given when the house closes escrow.Stick and carrot:)
