@Dacia Bell,I always defined my communication options with tenants and borrowers by first taking into consideration what is acceptable and admissible in a court of law in the jurisdiction where the property is located.Next consideration, many times state and local laws have defined rules for legally communicating with tenants and borrowers.I always communicate within what is acceptable by law so that should a problem later arise - and it could be years from now - every communication is within the law.I also require all communication be in written form.

In addition to the issues mentioned by @James Bell , I have dealt with several insurance claims (as an attorney) that resulted from growers attempting to do DIY electrical panels and other shenanigans that resulted in fires that burned the houses to the ground.

@Evan Bell I feel your pain, it is definitely nerve wrecking.

Over the past several years I had learned a ton of usable nutritional information from books like "Wheat Belly" and "Grain Bran" to vastly improve my health, clear up some previous dietary related medical conditions, and shave my body fat down to around 12%.

If investing in notes requires me to trust a counterparty looking for fat fees in places I don't live, and it requires a TON of effort on my part....why not just invest in my home market.  

Your wallet and your belly will thank you later.
