I meant Master of Arts and I understood everything you wrote and I'm sure most of the other posters on this particular thread did also, however, most folks on BP don't have that level of erudition.  

Estimating rehab costs becomes an art after a while.  

Further, I'm reading The Millionaire Real Estate Investor and Trump's The Art of the Deal (seems to be required reading in the REI circle).

I have an  Associates in Liberal Arts from HCC and currently pursuing a Bachelor's in Criminal Justice at UHD.

One book I have read that was helpful was "The Art of Wholesaling Properties" by Aram Shah and Alex Virelles. 

I know appraising is an art and science and everyones perception is a little different.  

Oh, people are also renting places out for U of M commencement weekend and Art Fair, too.
