Daisy chaining is still the worst way to do what you want to accomplish.

He showed me the ropes and even let me make some beginner mistakes.

Project scope creep happened a little and i made some rookie mistakes (allowing my carpenter to do the plumbing and him realizing half way through we need a real plumber, not getting permits in the very beginning, under estimating budget).  

There is something to be said about learning from other peoples experiences and mistakes when speaking with them in person. 

I'm just thinking of worst case scenario where there is fire and tenants can't get out due to temporary missing egress on one side. 

Also, worst case, if it cash flows, and them market dips, wouldn't the rent still cover the P&I, cap ex, etc? 

Also - worst case of rent is a little high?

They all look good and correct, except for my worst-case scenario, when I assume all my units are empty.

The less you invest the less exposure you have if the property takes a turn for the worst.
