Wondering if any of y’all have any insight or experiences that would help my decision?

Great Addition - on the switch from year to year - arguably the biggest flag in my opinion in Real Estate - "shiny object syndrome" switching from niche to niche repeatedly (especially as a "Guru") - whats tried and true for RE success IMO is people that stick with one strategy and niche (type, market, strategy, etc.) for years, stay focused when its in and out of flavor, and end up with big wealth and track record after years.Definitely flags of the last few years when people go from "STR" to "Multiamily Syndication" to "Boutique Hotels" to "Experiences" and so on... 

Anyone else had past experience with them?

I regret every property I sold 10 years ago (except the ones in the hood, that was a short term experiment I am glad I got out off).Your total net worth contribution is a lot higher than 0.6%, just the paydown of your loan is double digit ROI.

I'd be happy to look at the construction numbers. partnerships are tough, it's better to be transactional with both people happy with initial terms and not counting on a sale. we do partnerships like this in COLUMBUS OHIO and miami florida and I'd be happy to help advise. how much experience does the GC have with new builds? 

Anyone done business with RREAF Holdings? They are a private equity firm putting together syndication deals. Just trying to find some history of what they’ve done and how they’ve performed from an unbiased third party...

I really just wanted to see if there is anyone out there with positive or negative personal experience.  

Realtors lie to sellers too to get listings but wholesalers in my experience are far worse.- I get what you mean about knowing your market, but we are all nerds here at bp while the average person is just trying to get into real estate or make some moves to help their financial situation so when they see an "expert" say something it carries weight.

He used this experience to motivate him in his work and be grateful for the opportunity he had. 

It is true it is harsher when on well, but in my experience with proper maintenance its not as bad as people say.
