The factors come down to the type of work they will be doing to "replace" this line, are they relining it with cured-in-place pipe (CIPP) lining, epoxy pipe lining, or UV sewer lining; those are between $2k-$5k (in my area).

However, I am guessing they are your registered agent for your LLC, in which case they are authorized to accept mail and serving documents on your behalf. 

Now the profit from my last place won't cover these types of numbers so im looking for help vetting and/or finding a good hard money lender.

Look for something neutral that goes with any type of decor.

@Kevin Robert- thanks ....1)  getting  strated now is not the best idea as the # of transactions are dramtically  down   2)  part timing  it  isnt a wise idea  either   ...I would recommend  passing your licensing  requirements /  finding an  experienced lender that you can  latch onto as a Jr type LO  or as a loan officer  assistant ...good luck

Regarding the insurance you will need to review your documents and talk to them, but most of those won't cover residents to go to a hotel when they are tenants.
