The factors come down to the type of work they will be doing to "replace" this line, are they relining it with cured-in-place pipe (CIPP) lining, epoxy pipe lining, or UV sewer lining; those are between $2k-$5k (in my area).

@Kevin Robert- thanks ....1) getting strated now is not the best idea as the # of transactions are dramtically down 2) part timing it isnt a wise idea either ...I would recommend passing your licensing requirements / finding an experienced lender that you can latch onto as a Jr type LO or as a loan officer assistant ...good luck

Regarding the insurance you will need to review your documents and talk to them, but most of those won't cover residents to go to a hotel when they are tenants.
