There's tons of information but you just have to dive in and everything is trial an error.

There are "Gurus" of course, but I have learned everything so far for free and trial and error by doing such things as cold calling and D4D (Driving for Dollars).

You can also use costar, they might even give you a free trial that has all the data  you can handle.

Case's have value  there is a value if it goes to trial and there is settlement value.

Those with money lost LOTS of it by trial and error over years of effort.

From what I've observed so far, there are a few knowledgeable investors doing it and a whole lot of newbies who think they know what they're doing or think they can learn it by trial and error.

There is no short cut for hard work and learning by doing it by trial and error.

You would need to go though zoning requesting an administrative adjustment, variation or zoning change.
