Yes, some bad things that will absolutely happen in life (lose a job, get sick, toilet gets clogged up at 2am, tenant can't pay rent, you get run over by a bus, etc.) but you deal with them as they pop up.

That's NOT to say that you can't invest in this type of market, but you need to make sure you're buying at a discount and providing value added just in case the appreciation doesn't pan out.It seems that there are better places one could invest that would provide greater returns than "just" appreciation. 

Be warned, people can work months...or even years....on a short sale to have them fall through....you just have to view the whole process as a free (excluding sweat equity) education to avoid being disappointed if it doesnt pan out.

And FWIW, I like the virtual tours that are actual video instead of the cheesy rolladex of photos with panning in and out.

Land is something where you don't have to worry about tenant issues, termites or toilets.  

No one is going to pay you more rent for your fancy light fixture or ultra low-flow toilet.

I'll be jumping back into that market again.. just trying to decide the best way to do it from the Pan Handle of Florida.

In the other post, tenants didn't leave the right number of light bulbs in their ceiling fans, a broken toilet seat, broken blinds etc.I been doing this for 35 years, and I run into this in 1 out of 5 departures.
