I understand most difficult now to landlords because of rules protecting tenants because of Covid-19, but can I overcome for tenant doesn’t have difficulties but just taking advantage of the circumstances?

As much as it is a real estate investment it also has a retail and technology component to it. 

We decided to wait until this year to start our last 2 projects but we've been having some difficulty finding contractors and trades  for our last 2 property renovations. 

When a property is non-stabilized (occupancy less than 80%) it will have difficulties qualifying for a permanent loan. 

We spend about $10k per bedroom of the home on furniture, kitchen items, linens and technology.

I have been on and off with it and have had difficulty with the exams unfortunately (not giving up though because that's not me).

He has been fine for months but is now having financial difficulty and is behind on rent.

Using A, B, C, D rating for housing is common, but also fraught with difficulties because the definitions are not set in stone.

To me it feels like too many people jumped into STR, underestimated the difficulty in making it work in a reproducible way and had one of those harsh learning experiences.
