Most Disruptive Trends??

Hi BP Family,

What do you see as being the most disruptive trend in real estate investing in the coming years? Is it global migration patterns? some sort of disruptive technology? Philosophical/generational pivot in home ownership? Fiscal policy? Legislative shifts? Curious to hear your "outlandish" predictions. 

My fiance is a big podcast buff. She heard about 3D Bioprinting and how it is being used to create self-healing furniture. That got me thinking about applications in home-building. Maybe the potential to build self-healing homes? Build homes for pennies on the dollar? 

What are the downstream 2nd and 3rd order effects?
