I try to think the best of people but I suspect these tenants knew they were getting away with their sob story with the previous owner and were ok with paying closer to market rent.

I took a few hundred grand to one sale  spent 5k and left.. and I never got my 5k back.. they never paid off I probably bought the slivers and other useless real estate that makes up the majority of tax sales.Now if you can in deed find the address drive by and see its a HOME and do some due diligence then bid .. but I suspect it moves to fast for that.. so like I said I don't know how it works in NY I have some experience in PA and its so complicated there I don't play...

In some of the jobs I have had done, I strongly suspect the guys have known there were likely to be extra problems (like rotted joists) but they did not quote for them or mention them ahead of time -- or really get up on the roof and try to look for them.

It sounds like this is a reasonable deal, but I suspect you need a strong negotiator on your side as they have already tried to get other repairs covered by you in what sounds like an underhanded way.

I suspect the reason the title company won’t send an international wire is because they likely should have withheld 15% of the gross sales price under FIRPTA.
