@Josh Thomas most cities in Metro Detroit got so tired of OOS investors flaunting the rules via LLCs, as you are suggesting, that they now require someone to be liable that lives within 25 miles of the property - usually a person at a PMC.Most duplexes have a side door that both tenants can use to access basement.

Suggest you search here on BP for PMCs in your area and reach out to them directly.

@Harit Pat I also highly suggest teaming up with a broker who you'd want to build a relationship with and truly understands the ins and outs of different underwriting guidelines.

Regarding the sales codes you've encountered, "QC" indeed stands for Quit Claim Deed, which transfers the seller's interest in the property without any warranty regarding the title's validity.

I have personally done both sides of things; ran PM biz grass-root's, and ran PM brokerage in a franchise system, a big BIG name one. 1 universal truth that stands in BOTH is your primary existence as a PM, franchisee or grass-root's, is that your a full-time "vanguard" of defending against the "WTF's" and in being a "Fire-Fighter" putting out the "fires" of the various "WTF's" that happen.
