Comparable sales and engineering studies could get messy.

After a lot of study I believe that having a mentor is my best option to get started.At the moment I have found a mentor that charges 50% split on all net Cashflow until $500k is reached ($250k each).

Read and study as much as you can, and keep your eyes and ears open at all times! 

There have been numerous scientific studies done that prove what I have stated above.

One of the more common mistakes people made when doing such a study is to combine everything together and compute an average.

You can read and study forever, but nothing beats getting your hands dirty.
