Basically, my Investor would fund a specific loan not be part of a pool of funds.One thought is I would maintain my same process and loan docs that I've used with my Borrowers where my LLC would be the Primary Lender, manage the loan and receive payments from the Borrower.

It provides a lot of valuable data that I use for projecting income on a specific property.

One of them told me that if I close the loan directly into an LLC (which he confirmed they can do), then it won't affect my personal DTI ratio when I'm looking to qualify for future loans, specifically my next primary/house hack that I plan to buy at the end of next summer. 

What markets have you looked into specifically to purchase more property in? 

And we have a separate LLC per investment property, incase we get sued, they can only sue that specific property - rather than me personally or any of my other properties. * Should I change what kind of mortgage I have since it is technically no longer my primary residence?

Find a specific niche that you are interested in, find a mentor and then educate yourself.  

Not to get political, but it's very interesting to see what it's doing in specific areas. 

But we would like to narrow down to a specific area if possible.

More specifically, I’ve been looking at 3 bedroom townhouses versus villas (word used loosely) in small developments.

I was looking for anything specific or recommended.
