Hi BP,I've heard too many horror stories on property management companies that are not doing their job properly (i.e. do not provide best advice on hazards, termites, do not try to save money when it comes to minor and major fixes around the house and in general do not act as the owner proxy and serve his best interest).From one hand, for 10% (especially on low income neighborhoods) I realize (but not understand) that I can not expect property manager to take care of my house as its own.

Usually you have to serve notice to them to allow them to correct the problem and then if they don’t then file for eviction.You may also want to make sure your front door is set to automatically lock when closed so if the tenant is just careless the door would at least lock on its own for your own safety.

Thanks,Corey L I've had clients list it -- without the property address, only neighborhood -- during their due diligence period just to gauge interest at the investor's assumed rent rate and ensure that it's realistic.
