Each day I have a "The One Thing" list: what to do with each of my flip properties (a phone call made, a contractors scheduled, etc.) and then my Realtor hat: search for properties to email my buyers, schedule an ad for my sellers, etc.

@Matthew Michels  1. go to as many Meetups as possible. search your area on meetup.com for REI meetings  and link with agents and wholesalers    2. go to BP meetups     3. go on linkedin and search for wholesalers and agents in your area.
