There is also a premium of an additional .375 to .50% in rate for 20% down versus 25% down so consider that in your calculations for your investment returns.

I’d consider putting up a wood fence on your property, an inch or two from the existing fence.

I only ask as Mt Vernon is up in my neck of the woods but do not see any events up this far.

The dwelling policies were a tad higher than when I was with geico, but its not like I had the option to remain with Geico and the liability coverage also went up which increases premium.

I've got all sorts of off the wall skills (wood working, tile, welding, auto repair, computer/network, electrical, ...etc), which I know is going to be my greatest strength while also causing me to struggle with hiring help.My wife and I bought for 160 in north Austin, and sold for 260 after doing some serious bathroom/bedroom/kitchen remodels.  

We have plenty of land for the kids to run and play and woods behind the house made for hide and seek.
