I have a background in Accounting/Finance and have a strong passion for passive income.  

How can I get around this issue so I can make my IRA money work in a rental business that I have a passion for?     

Ive always had this passion for real estate and once i heard i can get into it without using too much of my own money, my heart lit up. what i have done so far is......watched videos took notes found properties that may have potential motivated sellersestimated how much the properties should sell formade flyers that i would like to send out, but with further researching realized i need to work on what i am explaining to the seller as far as what my job isput addresses in using Nj assessment records, found the owners addresses.heres what i am stuck on:exactly how to go about approaching sellers and finding buyersfinding assignment contracts and exactly what to do with themTo be completely honest, ive done so much research and want to get started already, i think it is fear holding me back with not having the right documents, punchlines and if i can actually close a deal. if someone is willing to help i can send the template flyer i made and all other forms i made that i think may help me but could be completely useless. please someone help.

Go this route if you want to accelerate your growth and only if you are extremely passionate, can carve out the time and having a "willing to help" attitude.

Just some food for thought from someone who used to kinda sorta be in your situation in his earlier 20's and where I think my head would be on making a decisions like that....Now that having been said...passions change...so if real estate is your dominating passion ( And I mean for more than the past week) then by all means change your goals without fear of regret.

My background is in biomedical sciences, but my passion is in business and connecting with people of all sorts of backgrounds.
