You will have numerous issues that will arise especially if you already brought it to their attention.

Houses selling in the first couple days with multiple bidding wars for lots over asking.Any others buying in this market right now?

@George Leeman this sounds like a solid deal on the surface, but as a local investor and agent I would say be very careful that you aren't in a war zone.

I suggest cruising the MLS for properties that have been on the market for a while and making some less aggressive offers on those before you get in a bidding war for retail properties.Just wanted to confirm these are more of turnkey rentals and no rehab needed correct?

Selling prices right now for multi families are between 166 sf - 206 sf in my surrounding market.. definitely not buying 50-75 a foot without some major rehab work or you're in war zone territory.

Consider this; in less than eleven days, President Biden issued over 50 Executive Orders, including; rejoining the World Health Organization, rejoining the Paris Accords (on climate control), ordering the Federal government on a “war-time” commitment to expand vaccinations, restoring collective bargaining rights, promoting $15 per hour for all federal employees, ordering all infrastructure contracts go to American companies, lifting the ban on transgenders in the military, dissolving the Muslim ban on travelers to the United States, classifying Vladimar Putin’s Russia as a “hostile foreign power,” extending the U.S.

Not in a war zone or high crime neighborhood please.
