I suggest cruising the MLS for properties that have been on the market for a while and making some less aggressive offers on those before you get in a bidding war for retail properties.Just wanted to confirm these are more of turnkey rentals and no rehab needed correct?

Selling prices right now for multi families are between 166 sf - 206 sf in my surrounding market.. definitely not buying 50-75 a foot without some major rehab work or you're in war zone territory.
