I know that no matter what our first deal looks like, there will be some kind of rehab involved and I want to learn-by-doing as much as I can.I don't have an abundance of time, as I work full-time as a Product Manager in Technology for Disney...but I have some evenings to spare and most weekends with enough notice.

We voted down a special assessment of $2,500 for painting back in October and a $100 increase in dues for painting in December, but the board has just sent notice of another meeting to be held in March for a vote of a $2,350 special assessment. 

I feel if for some miraculous reason the judge doesn't put aside the sale and it's deeded over to me for other judicial reasons that it would be hard to accept the home knowing the homeowner could keep it, that may be a rare case but just thinking ahead a bit.

With all this factored in, it is a great return for me 25%+.Glad you though ahead on the deal. 

We have the ability to pull more than the 20k out, but we really don't want to get ahead of ourselves being new to the game. 

Here we have to give a 10 days notice to pay unless its written in the lease otherwise.

Repairs are 36k or likely 45k if I have to convert from well water to county water (I'm noticing that the well is on the edge of the rear boundary, which could be a problem in future).

You may come out ahead even after the Public Adjuster takes a known percentage of the settlement with your insurance company.

We'll have to pull another one together, with plenty of notice.
