Often they state the reason for retaining fees because of the additional work it takes to call and coordinate the late payment process.Early Termination:  You will often find PM's have a 30-day notice and landlords a 60-day notice for termination. 

BP,     My wife and I are going through our inspection report for a two family we have an accepted offer on and the inspector noticed that there are black soot like heat streaks staining above the baseboard heat in the bedroom and living room of rental unit. 

Is this a secure strategy for decreasing vacancies?

Can't always accommodate a guest when it comes as a short notice. 

Was it the decrease to your monthly margin from the mortgage going to rise?

Hi Somdeb,If it were me, I'd background both and only put the Father on the lease.If the son is there for short periods I just wouldn't notice it.Good Luck!

Population has consistently decreased over the last 30 years and industry is not expanding.
