Question: So, what are the key numbers in the CAFR we need to pay attention to when narrowing down on a city for Out-Of-State investment?

So this statement makes me think that this is a lesser-experienced group that is more haphazardly thrown together by getting all sorts of folks to band together to take down something larger than they are experienced at handling.

You might want to narrow down your search from states to at least cities... but lending isn't hard IF you can document your income and have the 20-25% down, plus cash reserves.

Mostly looking in B- and C+ neighborhoods.

I bet your area has Lots of dogs and precluding them is probably really narrowing your rental pool... as @Max T.
